The Property Search Budget Calculator estimates the property price range you could consider when searching for a home. Enter the gross annual income for one or two buyers, choose an illustrative income multiple and add your available deposit. The result combines the estimated borrowing amount with your deposit to show an indicative property search budget, together with the estimated loan-to-value percentage. This is a useful starting point for planning your property search, but it is not a mortgage offer. How to Use the Property Search Budget Calculator

Follow these steps to estimate the property price range you could consider when searching for a home.

  1. Choose the Number of Buyers

    Select one buyer or joint buyers. For a joint purchase, enter the gross annual income of both applicants.

  2. Enter Your Gross Annual Income

    Use your income before Income Tax, National Insurance, pension contributions and other deductions.

  3. Select an Illustrative Income Multiple

    Start with 4.5x for a more cautious estimate. The 5x and 5.5x options show higher potential budgets but may only be available to eligible applicants who meet particular lender criteria.

  4. Enter Your Available Deposit

    Include only the money available towards the property price. Keep Stamp Duty, legal fees, property surveys, insurance, moving costs and an emergency reserve separate.

  5. Review Your Estimated Property Budget

    The calculator combines the indicative borrowing amount with your available deposit. It also shows the estimated loan-to-value percentage to help you understand the possible size of the mortgage compared with the property price.
