Should verbal promises about repairs, parking or included items be trusted?

Do not rely on verbal promises alone. Ask for agreed repairs, parking rights and included fixtures to be recorded in writing and confirmed through the contract or fixtures and contents form.

Does the Land Registry plan show the exact legal boundary?

Usually not. In England and Wales, most title plans show only general boundaries. Compare the plan with the property, register and available deeds, and raise any mismatch before exchange.

Why might one mortgage lender accept a property while another refuses it?

Lenders use different rules for lease length, cladding, construction type, condition, location and nearby commercial premises. A property being mortgageable with one lender does not mean every lender will accept it.

Can a freehold property still have compulsory maintenance charges?

Yes. Some freehold homes have estate management charges for roads, landscaping, drainage or shared spaces. Ask for the transfer document, current charges, recent accounts and details of how charges can increase.

Who checks the legal documents and the physical condition?

Your conveyancer checks the title, rights, restrictions, searches and contract. Your surveyor checks visible physical condition. Neither automatically performs electrical, gas, drainage or other specialist testing.

Are referral fees paid when a professional is recommended?

Sometimes. An estate agent or mortgage lender must tell you if they receive a referral payment. You are free to choose another solicitor, broker or surveyor. Ask how much is being paid and compare services independently.

Why can the asking price and different valuations disagree?

The asking price is a marketing figure. A lender’s valuation assesses mortgage security, while a surveyor’s valuation considers market evidence and condition. Your agreed price can therefore be higher or lower than either valuation.

Which documents should owners keep after completion?

Keep the title information, lease, contract, completion statement, searches, survey, warranties, planning approvals, building regulations certificates, guarantees, service-charge records and fixtures list. They may be needed for repairs, insurance or a future sale.
